Every year, I have the privilege of helping families relocate to Carmel, Indiana, a community that has consistently been recognized as one of the best places to live in America. People move here for our award-winning schools, beautiful neighborhoods, thriving businesses, incredible parks and the quality of life that makes Carmel so special.
What surprises many people is how often these families purchase their homes without ever stepping foot inside them. Five is my number so far this year. Yes, really.
Some are moving because of a new job. Others are relocating to be closer to family. Some have only a few days to make a decision before school starts or work begins. They simply don’t have the luxury of flying back and forth every weekend to tour homes—not to mention how fast some homes hit the market and are scooped up by locals.
That’s where the relationship with your real estate agent becomes everything.
When someone hires me to help them buy a home from hundreds or even thousands of miles away, I don’t see myself as someone opening doors. I become their eyes, their ears, their advocate and their boots on the ground. Most importantly, I become someone they can trust to make one of the biggest financial decisions of their lives.
I often tell my clients, “I’m going to look at this house as if I were buying it for myself.” That isn’t just something I say. It’s exactly how I approach every showing.
When I walk through a home, I’m paying attention to everything. I look beyond beautiful staging and fresh paint. I notice how the home flows, whether rooms feel smaller than they appear in photos, how natural light moves through the house during the day, whether the neighborhood feels quiet or busy, and even the little details that pictures never capture.
I’ll open cabinets. I’ll check the views from the windows. I’ll listen for road noise. I’ll look at neighboring properties. I’ll point out both the positives and the things that may concern me. Sometimes I’ll even tell my clients, “I don’t think this is your house.”
Now, that might sound strange coming from an agent. After all, agents are supposed to sell houses, right? I disagree. My job isn’t to sell a house. My job is to help my clients make the right decision. Sometimes that means encouraging them to walk away.
One of the biggest compliments I receive is when clients tell me, “We trusted you completely.”
That trust isn’t built overnight. It’s built through constant communication. When I’m showing homes for out-of-state buyers, my phone rarely leaves my hand. We’ll FaceTime every room together. I’ll send detailed videos—not the polished marketing videos you see online, but honest videos. I’ll zoom in on imperfections, narrate what I’m seeing and answer questions in real time.
If there’s a scratch on the hardwood floors, you’ll see it. If the backyard feels much smaller than the listing photos suggest, I’ll tell you. If I absolutely love something about the home that I know fits your lifestyle, you’ll hear my excitement.
Transparency is everything. Buying a home sight unseen requires a different level of honesty because my clients are making decisions based largely on what I share with them. They deserve the complete picture, not just the highlight reel.
Many of my relocation clients tell me something interesting after they finally arrive in Carmel. They’ll walk through their new home for the first time and say, “This is exactly how you described it.” That may be one of the greatest compliments I can receive. It means I did my job well. It means there were no surprises. It means they felt prepared and confident before they ever unloaded the moving truck.
The truth is, buying sight unseen isn’t nearly as risky as it once was when you have the right professional representing you. Technology certainly helps. FaceTime, video walkthroughs, electronic signatures, virtual meetings, drone photography and digital floor plans have transformed how people buy homes from across the country.
But technology will never replace trust. It can’t replace experience. And it certainly can’t replace someone who genuinely has your best interests at heart.
A local agent can tell you much more than what appears on a listing sheet. They can explain neighborhoods, school districts, commute times, future development, resale value and whether a home truly fits your family’s needs. That local knowledge becomes invaluable when you can’t experience it for yourself.
Some of the families I’ve helped relocate have never met me in person until closing. Others didn’t meet me until weeks after they had already moved into their new home. Think about that for a moment. They trusted someone they had only spoken to through phone calls, FaceTime and emails to help them purchase what is often the largest investment they’ll ever make.
That trust is something I never take for granted.
Every family has a story. Every move represents a new beginning. Whether they’re leaving lifelong friends, starting a new career or searching for a better place to raise their children, I understand that this isn’t just another real estate transaction. It’s their future.
If you’re considering relocating to Carmel or purchasing a home from another state, choose your agent carefully. Ask yourself one simple question: “If I couldn’t be there myself, would I trust this person to make this decision alongside me?”
Because when you’re buying a home sight unseen, your real estate agent isn’t just showing you houses. They become your eyes, your ears and your advocate. For a little while, they’re home shopping as if they were shopping for themselves.
That is a responsibility I will never take lightly.
